Space was at a premium in this Ballard 40s fixer. The homeowners had an appreciation for the box style homes of Seattle, and a tight budget. Due to lot coverage setbacks, we created a second story to gain square footage, and designed classic elements like exposed rafters and hip roofs to give the house character. We kept the original main floor footprint, including the front porch gable, brick and columns.
