Our Lake Washington Lakeside Remodel in Bellevue is representative of what we bring to Eastside projects. The clients wanted a complete transformation of their lakefront property — new wet bar with folding glass windows that open to water views, herringbone tile, brass fixtures, a kitchen that could handle serious entertaining. The physical scope was significant, but the coordination complexity was equally demanding: lakefront properties in Bellevue have shoreline setback requirements, view protection overlays, and critical areas regulations that affect almost every exterior decision. We managed all of it without slowing down the interior work.
Bellevue's permitting environment through the City of Bellevue Development Services is different from Seattle's in several ways that matter to project timelines. The pre-application meeting process is worth using for any project over a certain scope threshold. We've built enough projects here to know which elements benefit from early DSD engagement and which can move on standard review tracks.
The Eastside market also has a strong general contracting component — architects and designers based in Bellevue, Kirkland, and Redmond who have clients with plans that need to be built. We work well in that role. Our team integrates with outside architects professionally, we respect the design intent, and we communicate clearly when field conditions require design decisions rather than just making calls on our own.
Bellevue's critical areas — specifically the wetland and stream buffers that run through many residential neighborhoods — require a critical areas report before any permit application that involves work within 300 feet of a regulated feature. Getting this done early prevents design work from having to be revised late in the process.
