Kirkland.

Kirkland's neighborhoods vary considerably in their building conditions. The waterfront properties in Yarrow Point and on the lake-facing slopes of Rose Hill have setback requirements, view protection rules, and public access easements that need to be mapped before design begins. The older neighborhoods inland — Juanita, Kingsgate, the flatter streets of central Kirkland — have fewer regulatory constraints but their own structural quirks: mid-century construction that's held up well but wasn't designed for the mechanical demands of modern living.

The City of Kirkland's permit process has improved significantly over the past several years, and standard residential permits now move at a reasonable pace. The exceptions are projects with critical areas involvement, shoreline permits, or significant tree removal — all of which add time that needs to be built into the project schedule honestly. We don't tell clients permits will take eight weeks when experience says sixteen. That kind of honesty about timeline is one of the things clients most consistently value about working with us.

We've done a range of project types in Kirkland — new custom construction on large lots in Bridle Trails, kitchen-and-bath renovations in central Kirkland, and a couple of ADU projects that took advantage of Kirkland's relatively straightforward DADU permitting relative to Seattle. Each one gets the same team and the same standard of work.
