Wallingford is one of the most consistently well-maintained neighborhoods we work in, and the homeowners here set a genuinely high bar for the craftsmanship they expect. We've built and remodeled here long enough to understand what that standard looks like and what it takes to meet it.
The housing stock in Wallingford is predominantly bungalow and Craftsman construction from the 1910s through the 1930s, with good proportions and real architectural character worth preserving. When we take on additions or remodels here, we design them to read as natural extensions of the original home rather than obvious departures — that's a design discipline, not just a construction one, and it's a big part of why design-build works well in a neighborhood like this.
Wallingford's lots tend to be narrower than Magnolia or West Seattle, which puts real pressure on addition and DADU design — every square foot of setback and every foot of height matters more here than on a generous suburban-scale lot. We've gotten precise about maximizing what's actually buildable within Seattle's setback and FAR requirements on Wallingford-sized lots.
Structurally, Wallingford's older homes often have original foundations that were adequate for their era but weren't engineered for a two-story addition or a significant structural opening. We evaluate existing foundation capacity early on any addition project here rather than assuming the existing foundation can simply be built upon.
Wallingford's Tangletown and northern blocks have some of the most mature street tree canopy in Seattle, much of it under city rather than private control. Any project affecting a public right-of-way tree requires a separate permit through Seattle Department of Transportation's Urban Forestry division — a step that's easy to miss and adds real time if it's discovered late.
